Middle level (entry): Internal access garage for parking or storage of bikes, sports gear, etc. Queen bedroom with ensuite.
Lower level: Second living area with a smart TV plus bedroom with ensuite, opening to a private courtyard with outdoor dining and the spa pool.
All three bathrooms and the kitchen are fitted with underfloor heating, and a heat pump on each level ensures year-round comfort.

Things to note:
The apartment is spread over three levels, connected by stairs. Entry is at the middle level with one level above and one below. This design offers great separation of space but may not be suitable for all guests.
No alcohol or glassware permitted in or around the spa.
Quiet hours apply out of respect for the neighbours; spa use between 9am – 9pm only.
Linen and Wi-Fi included (linen provided as part of the cleaning fee).
Children must be supervised at all times. Swimming in the river is not recommended due to strong currents.
Parking for 1 vehicle in the garage, with limited shared spaces available in the complex (not guaranteed).
Strictly no events, parties, stag or hens dos permitted.
Boats, trailers, campervans, and caravans are not permitted.
Security Cameras: There are external cameras set up at the complex for security purposes.

When making a booking request please include information on the age range of the guests intending to stay and your plans for while you are in Taupō.
We have a strict no large group or parties policy, disruption to the neighbours will not be tolerated. If we are notified of parties or illegal activity you will be evicted.
You will be required to complete a check in form prior to arrival (excluding identity verified, Airbnb accounts) which will include a copy of your ID and the details of all guests intending to stay at the property. Failure to complete this form will result in the booking being cancelled.
The guest named on the booking is responsible for the property for the duration of the stay and must take all reasonable care of the house. For breakages or damages be aware that you will be charged for the repair or replacement plus a 10% handling fee. It`s your responsibility to familiarise yourself with potential hazards or situations during the stay and take appropriate care or actions if needed.
All properties must be left reasonably clean and tidy, ensuring all furniture and appliances are returned to where they were. A general service clean is included, but if the property requires extra cleaning, you could be charged an additional $50.00 per hour, this includes BBQ’s, excess rubbish, soiled linen and odour removal.
All bookings are accepted on the basis that you have read, understand, and agree to abide by the Terms and Conditions and House Rules.
